Effective October 1, 2024 post-licensing education is now required for FIRST TIME RENEWALS.<\/p>\n<p>Below is the letter sent out by OPLC to licensees at the end of 2024 explaining these new real estate license requirements.<\/p>\n<p><strong>IMPORTANTLY this letter explains the renewal requirements for FIRST TIME RENEWALS<\/strong>: The renewal requirements for second and subsequent renewals are included below the letter.<\/p>\n<blockquote>\n<p align=\"left\"><em>Dear Licensee,<\/em><\/p>\n<p align=\"left\"><em>We are writing to inform you of updates to the Salesperson First Renewal Requirements, as mandated by\u00a0Senate Bill 480-FN (2024) and classified in\u00a0Rea 403.01\u00a0Continuing Education Requirements. These changes, effective October 1, 2024, ensure compliance with New Hampshire real estate regulations and clarify continuing education standards.<\/em><\/p>\n<p align=\"left\"><em>Who Does Post-Licensing Affect?<\/em><\/p>\n<p align=\"left\"><em>Effective February 1, 2024, the post-licensing period starts when a license is issued for the first time and terminates upon the licensee&#8217;s first renewal. <strong>Anyone licensed on or after February 1, 2024, will need to meet the first set of post-licensing requirements as outlined below.<\/strong><\/em><\/p>\n<p align=\"left\"><em>Key Requirements<\/em><\/p>\n<ul>\n<li><strong><em>Core Course and Electives:<\/em><\/strong>\n<ul>\n<li><em>All active and inactive renewal applicants must complete a\u00a0minimum 3-hour core course\u00a0accredited by the Commission (Rea 403.01(a)).<\/em><\/li>\n<li><em>Active license renewal applicants and inactive licensees reactivating their licenses must complete\u00a012 hours of elective courses, also accredited by the Commission (Rea 403.01(b)).<\/em><\/li>\n<\/ul>\n<\/li>\n<li><strong><em>First Renewal Applicants:<\/em><\/strong>\n<ul>\n<li><em>Salespersons renewing for the first time or reactivating an inactive license for the first time must complete\u00a012 hours of post-licensing courses\u00a0as designated by the Commission. These courses fulfill the elective requirement and must cover four approved topics (Rea 403.01(c) &amp; (d)):<\/em>\n<ul>\n<li><em>Purchase and Sales Agreements<\/em><\/li>\n<li><em>Ethical Behavior<\/em><\/li>\n<li><em>Disclosure Forms<\/em><\/li>\n<li><em>Agency<\/em><\/li>\n<\/ul>\n<\/li>\n<li><em>Note:\u00a0Additional accredited courses from approved optional topics may be used only after the completion of the required topics to meet the 12-hour renewal requirement.<\/em><\/li>\n<\/ul>\n<\/li>\n<li><em><strong>Future Transcript Requirements<\/strong> (effective February 1, 2024):<\/em>\n<ul>\n<li><em>Courses must be between\u00a02 and 3 hours\u00a0in length, with electives taken live. OPLC wishes to clarify that licensees seeking to renew in active status shall be required to complete at least one, three-hour continuing education core course and at least twelve elective hours of continuing education.
